Property Developer Buying Club Terms and Conditions

These Terms and Conditions apply to memberships purchased from PDB CLUB LTD, trading as Property Developer Buying Club, a private limited company registered in England and Wales under company number 16791342, with its registered office at 31 Wellington Road, Nantwich, England, CW5 7ED.
In these Terms, PDBC, Property Developer Buying Club, we, us and our refer to PDB CLUB LTD.
By purchasing a PDBC membership, creating an account, accessing the member area, using supplier partner information, or using any PDBC benefit, you agree to these Terms.
If you do not agree to these Terms, you must not purchase or use a PDBC membership.

1. About PDBC
PDBC is a membership club designed to help property developers, landlords, investors, property professionals, businesses and individuals access supplier partner benefits, member only pricing, partner offers, buying instructions and other membership benefits.
PDBC does not directly sell building materials, products, finance products, supplier services or professional services. Where a member buys from or works with a supplier partner, finance partner or third party partner, the contract for those goods or services is between the member and the relevant supplier or partner.
2. Membership options and pricing
PDBC offers different membership options from time to time, including 6 month and 12 month membership plans.

Unless stated otherwise at checkout, memberships renew automatically at the end of the relevant membership period. A 6 month membership renews every 6 months. A 12 month membership renews every 12 months.
PDBC may offer promotional prices, discount codes, special offers or reduced membership rates at its discretion. Promotional offers may be changed, withdrawn, limited or ended at any time without notice.
Membership may be purchased by individuals, companies, landlords, developers, investors and other property related professionals, subject to these Terms.
PDBC reserves the right to refuse or cancel a membership where we reasonably believe the membership is being misused, was purchased using false information, or is not suitable for the intended purpose of the club.
3. What members receive access to
Active PDBC members may receive access to the PDBC member area, which may include:
1. Supplier partner discounts.
2. Member only merchant pricing.
3. Supplier partner contact details.
4. Instructions on how to buy through supplier partners.
5. Instructions on how to use the club.
6. Finance partner offers.
7. Member only supplier partner pages.
8. Referral scheme access.
9. A physical membership card.
10 A digital membership number shown in the member dashboard.
11. A member dashboard to manage subscription, billing information and account details.
12. In person community and networking event benefits.
13 Other benefits made available by PDBC from time to time.
PDBC does not currently operate a member WhatsApp community or online discussion community as part of the membership.
Supplier discounts, partner offers, pricing information, contact details, buying instructions, account links, passwords, discount codes and any other member only information made available through PDBC are restricted to active members only.
PDBC does not publish supplier discounts, supplier pricing or partner offers publicly. Access to these benefits is restricted to active members only.
The availability, value and terms of supplier discounts and partner offers may vary by supplier, product, service, location, order value, member eligibility, account approval and other supplier specific criteria.
4. Supplier partner access and rules
Members may discuss PDBC generally and may recommend PDBC to others. However, members must not copy, screenshot, forward, publish, disclose, distribute or share any member only supplier information, including but not limited to:
1. Supplier pricing.
2. Price lists.
3. Supplier contact details.
4. Discount codes.
5. Account links.
6. Passwords.
7. Buying instructions.
8. Finance partner details.
9. Any other information made available through the member area.
Members must not purchase goods, products or services through PDBC supplier arrangements on behalf of non members.
Members must not resell goods or products purchased using PDBC supplier rates, unless PDBC has given prior written approval.
Members may use PDBC supplier rates for their own business, property projects, investment activity, development activity, landlord activity or client projects, provided they remain an active PDBC member and comply with these Terms.
If a membership expires, is cancelled, suspended or terminated, the member’s right to access or use PDBC supplier rates, supplier contacts and member only benefits ends immediately, unless PDBC confirms otherwise in writing.
Supplier offers, discounts, prices, account access, finance offers, credit facilities, stock, delivery, availability and product ranges are controlled by the relevant supplier, lender or third party partner. PDBC does not approve credit accounts, finance applications, supplier accounts or orders.
Any supplier credit account is subject to the supplier’s own checks, approval process and terms. If a credit account is refused, rejected, suspended or closed by a supplier, the member must deal with the supplier directly.
Finance offers are subject to status, underwriting, lender criteria, property or project details and the relevant lender’s own terms. PDBC does not approve finance applications and does not guarantee that finance will be available.
Suppliers may verify a member’s active membership using the member’s membership number and date of birth. Members agree that PDBC and its supplier partners may use this information for membership verification purposes.
PDBC may suspend or terminate a membership if it believes a member has misused supplier access, shared member only information, purchased on behalf of non members, resold products without permission, attempted to bypass PDBC, acted dishonestly or damaged PDBC’s supplier relationships.
Supplier partners may report suspected misuse to PDBC. PDBC may investigate and may suspend, restrict or terminate the member’s access where appropriate.
5. No guarantee of savings
PDBC is designed to help members access supplier savings, member only pricing, partner offers and other membership benefits. However, PDBC does not guarantee that every member will save money, that every supplier will offer the best available price in every case, or that a specific saving will be achieved.
Actual savings may depend on the supplier, product, service, order size, project type, location, stock availability, market conditions, account status, credit approval, existing trade arrangements and other supplier specific factors.
Members are responsible for deciding whether a supplier price, offer, product, service or finance option is suitable for their own circumstances.
6. 90 day money back guarantee
PDBC offers a 90 day money back guarantee on all membership levels, including promotional or discounted memberships, unless expressly stated otherwise at checkout.
The 90 day money back guarantee is intended for members who have made a genuine attempt to use the club but are not satisfied with the pricing or savings available through PDBC supplier partners.
The guarantee cannot be used simply because a member has changed their mind. To request a refund under the guarantee, the member must provide a valid reason and reasonable supporting evidence. This may include supplier quotes, pricing comparisons or other relevant information showing that the member has attempted to use PDBC and is not satisfied with the pricing available.
Members do not need to contact every supplier partner before making a refund request. However, PDBC may ask for reasonable evidence that the member has attempted to use the club in good faith.
The 90 day money back guarantee does not apply where a member is refused a supplier credit account, finance facility, trade account or other account approval. Credit accounts, finance offers and trade accounts are subject to the relevant supplier’s or lender’s own checks, criteria, underwriting and approval process. PDBC is not responsible if a supplier or lender refuses, rejects, suspends or closes an account.
To request a refund, members must email info@pdbc.uk within 90 days of their original membership payment. The email subject should be Member Cancellation and the email must include the member’s full name, membership number, reason for the refund request and any relevant supporting evidence.
If a refund is approved, the member’s PDBC membership will be cancelled and access to the member area, supplier pricing, supplier contact details, member only instructions, referral scheme and other membership benefits will end.
The 90 day money back guarantee may only be used once per individual, company, household, connected person, connected director or connected business, unless PDBC agrees otherwise in writing.
PDBC reserves the right to refuse a refund request where it reasonably believes the guarantee is being misused, the request is dishonest, the member has breached these Terms, the member has attempted to access supplier pricing without genuine intention to use the club, or the member has failed to provide reasonable supporting evidence.
7. 14 day cancellation rights and immediate access
By purchasing a PDBC membership, you request immediate access to the PDBC member area and member only content, including supplier partner information, supplier pricing, supplier contact details, buying instructions, partner offers, finance partner information, referral scheme access and other membership benefits.
Where you are purchasing as a consumer, you may have a statutory right to cancel within 14 days of purchase. However, by requesting immediate access to member only digital content, you acknowledge that your statutory cancellation rights may be affected once access to that content begins.
PDBC also provides a separate 90 day money back guarantee, subject to the rules set out in these Terms. This guarantee is separate from, and does not replace, any statutory rights that may apply.
At checkout, members may be asked to confirm that they agree to these Terms and request immediate access to the PDBC member area and member only content.
8. Renewals, cancellations and failed payments
Members may cancel their membership renewal through their PDBC account dashboard or by emailing info@pdbc.uk.
Cancelling a membership stops the next renewal payment. Unless PDBC confirms otherwise, the member will continue to have access to the member area and membership benefits until the end of the paid membership period.
PDBC does not provide partial refunds for unused membership periods, except where required by law or where a refund is approved under the 90 day money back guarantee.
PDBC does not offer the option to pause, freeze or temporarily suspend memberships at a member’s request. Memberships are sold for a fixed membership period and run for the membership period purchased. This is because members receive immediate access to the PDBC member area, supplier partner information, member only pricing, buying instructions, supplier contacts, referral scheme and other membership benefits from the date of joining.
Memberships renew automatically unless cancelled before the renewal date. A 6 month membership renews every 6 months. A 12 month membership renews every 12 months.
Renewal reminder, expiry reminder, payment failure and billing related emails may be sent by PDBC, its membership platform or its payment processor. The timing, frequency and delivery of these emails may depend on PDBC’s membership platform and payment processor settings.
If a renewal payment fails, PDBC’s payment processor may send payment failure emails and may automatically retry the failed payment. If payment remains unsuccessful, the membership may be cancelled, suspended, restricted or treated as unpaid.
Where a membership expires, is cancelled, suspended, terminated, unpaid or otherwise no longer active, the member’s access to the member area, supplier pricing, supplier contact details, member only instructions, referral scheme and other membership benefits will end.
9. Membership cards and account security
PDBC may issue physical membership cards to paying members. Membership cards are usually posted within 24 to 48 hours of joining, using the postal address provided by the member at sign up.
Members are responsible for providing accurate postal details. PDBC is not responsible where a membership card is delayed, lost or sent to the wrong address because the member provided incorrect or incomplete address details.
Members can also access their membership number digitally through their member dashboard.
Replacement membership cards may be issued on request. A replacement card fee of £9.99, including delivery, may apply.
Members are responsible for keeping their login details, membership number and account access secure.
Members may share account access with staff within their own business where reasonably required for legitimate business use. Members must not share login details, membership numbers, supplier access, member area content or supplier information with non members, friends, family, clients or unrelated third parties.
Contractor access will depend on the circumstances. If a member is unsure whether a contractor may use or access PDBC benefits, the member should contact PDBC first at info@pdbc.uk.
Members must notify PDBC promptly at info@pdbc.uk if they believe their account, login details or membership number has been accessed or used without permission.
10. Refer and Earn scheme
Active PDBC members may take part in the PDBC Refer and Earn scheme.
Members can find their unique referral code or referral link inside their member dashboard or through the Refer and Earn section of the platform.
Members may refer unlimited people, subject to these Terms. To qualify for a referral reward, the referred person must use the member’s unique referral code or referral link when joining PDBC. If a referred person does not use the correct referral code or link, the referral may not be tracked and PDBC is not responsible for manually applying the referral after sign up.
Members may earn £50 for each successful qualifying referral. Referral rewards only become payable once the referred member has remained an active paid member beyond the 90 day money back guarantee period.
Referral rewards are paid once the referring member has accrued £250 in approved referral rewards, equivalent to five qualifying referrals.
Once the payout threshold has been reached, PDBC may request an invoice from the referring member. The invoice must be addressed to PDB CLUB LTD and include the relevant payment details. Subject to approval, PDBC will make payment by bank transfer within 7 to 10 working days of receiving a valid invoice.
Self referrals are not permitted. Referrals between connected persons, connected businesses, companies under common ownership, the same household, the same director, related parties, or any arrangement intended to manipulate the referral scheme are not permitted.
PDBC may refuse, cancel, delay or withhold referral rewards where it reasonably suspects misuse, abuse, fraud, duplicate accounts, connected referrals, false information, refund manipulation or any breach of these Terms.
Referring members are responsible for declaring and paying any tax due on referral payments received from PDBC.
PDBC reserves the right to amend, pause, withdraw or end the Refer and Earn scheme at any time.
11. Finance partner offers
PDBC may provide members with access to finance partner information, finance partner contacts and finance partner offers from time to time.
PDBC acts only as an introducer to finance partners. PDBC is not a lender, broker, financial adviser, mortgage adviser, finance adviser, underwriter or credit decision maker. PDBC does not provide financial advice, does not assess suitability, does not package finance applications and does not approve or decline finance applications.
Members must apply directly to the relevant finance partner using the contact details or instructions provided inside the PDBC member area.
All finance partner offers are subject to status, underwriting, lender criteria, project details, property details, affordability, eligibility, valuation, legal checks and the relevant finance partner’s own terms and conditions.
PDBC does not guarantee that finance will be available, approved, suitable or offered on the terms shown in the member area.
Finance partner offers may be changed, paused, withdrawn, replaced or updated at any time. Where this happens, PDBC will aim to update the relevant finance partner member area page.
Specific finance partner offers, including arrangement fees, exit fees, rates, terms and eligibility criteria, will be shown in the relevant finance partner member area where applicable.
Members are responsible for making their own decision about whether any finance product, lender, broker or finance partner is suitable for their circumstances. Members should seek independent professional advice where needed.
12. Member conduct and misuse
Members must use PDBC honestly, fairly and in line with these Terms.
PDBC may suspend, restrict or terminate a membership if it reasonably believes that a member has misused the club, abused supplier access, shared member only information, shared login details, provided false information, used another person’s membership number, purchased on behalf of non members, resold products bought using PDBC rates, attempted to bypass PDBC, or acted in a way that damages PDBC, its suppliers, partners, members or reputation.
Members must not act abusively, dishonestly, aggressively or unprofessionally towards PDBC, supplier partners, finance partners, event partners, other members, or any person connected with the club.
If a member is suspended or terminated for misuse, breach of these Terms, dishonesty, abuse, fraud or conduct that damages PDBC or its supplier relationships, PDBC may refuse any refund request, including any request under the 90 day money back guarantee.
PDBC may investigate suspected misuse and may take action based on the information available to it. PDBC’s decision on misuse, suspension, restriction or termination will be final, unless PDBC agrees otherwise in writing.
13. Website content and intellectual property
PDBC may make supplier brochures, price lists, buying instructions, documents, guides and other materials available to members through the member area. The availability of these materials is supplier dependent and may change, be updated, replaced or removed at any time.
Members may download documents that PDBC makes available for download inside the member area, but only for their own legitimate use as an active PDBC member.
Members must not copy, reuse, reproduce, publish, screenshot, forward, distribute, upload, share or otherwise disclose any PDBC member area content, supplier partner pages, supplier pricing, price lists, buying instructions, supplier contact details or member only documents to non members.
Any unauthorised copying, screenshotting, reproduction, sharing or disclosure of member only materials will be treated as a breach of these Terms and may result in suspension or termination of membership.
All PDBC website content, supplier partner pages, member area materials, copy, graphics, documents, instructions, layouts, branding and logos are owned by PDBC or used by PDBC with permission.
Members may publicly state that they are a PDBC member. However, members must not use the PDBC name, logo, branding or other intellectual property in marketing, advertising, websites, social media graphics, printed materials or any other public materials without PDBC’s prior written permission.
Supplier partners, event partners and other approved partners may use the PDBC name, logo or branding only where PDBC has given prior written permission.
14. Data, privacy and verification
PDBC collects and processes member information for the purpose of managing memberships, providing access to member benefits, processing payments, verifying membership status, sending membership cards, communicating with members and operating the club.
The information collected may include name, email address, phone number, date of birth, company name, postal address, membership number, membership level, subscription status, billing status and other information provided by the member during sign up or while using PDBC.
Payment processing is handled through PDBC’s payment processor, Stripe. PDBC does not require members to provide payment card details directly to PDBC outside the payment process.
PDBC may use third party systems to operate the website, membership platform, payments, CRM, email marketing and email delivery. These may include WordPress, Paid Memberships Pro, Stripe, Go High Level, Brevo and other systems used by PDBC from time to time.
Supplier partners may verify a member’s active membership status using the member’s membership number and date of birth. This verification is used to confirm whether the person is entitled to access member only supplier pricing, instructions or benefits.
PDBC does not routinely share full member data with supplier partners. Where a member chooses to contact a supplier partner, the member may need to provide information directly to that supplier in order to access the relevant offer, account, quote, product, service or pricing.
PDBC may send members service emails relating to their membership, account, billing, renewals, supplier access, updated terms and important club updates.
PDBC may also send marketing emails about supplier partner updates, new products, member benefits, events, offers and other relevant club information. Members may unsubscribe from marketing emails at any time.
PDBC’s use of personal data is also explained in its Privacy Policy.
15. Changes to suppliers, benefits, pricing and terms
PDBC may add, remove, replace, pause or change supplier partners, finance partners, event partners, offers, benefits, member resources, supplier pages, price lists, brochures, buying instructions, contact details and other member area content at any time.
Supplier offers, pricing, discounts, finance offers, product ranges, account processes, contact details, price lists, brochures and buying instructions may change at any time and may be controlled by the relevant supplier or partner.
If a supplier, finance partner or other partner leaves PDBC, changes its offer, withdraws an offer, or is removed from the club, members will not automatically be entitled to a refund and will continue to have access to the remaining membership benefits until the end of their paid membership period.
PDBC may change, improve, replace, remove or update membership benefits over time.
PDBC may change membership prices for future renewals. Where a price change affects an existing member’s renewal, PDBC will notify the member in advance by email.
PDBC may update these Terms from time to time. Where PDBC makes important changes, it will notify members by email.
If a member continues to use PDBC, the website, the member area or any membership benefits after updated Terms have been notified or published, the member will be treated as having accepted the updated Terms.
PDBC may correct errors, omissions, outdated information, pricing mistakes, supplier page mistakes, member page mistakes or other inaccuracies at any time.
16. Supplier responsibility and third party contracts
PDBC will take reasonable care when publishing supplier partner information, pricing, discounts and member instructions in the member area. However, PDBC is not responsible for supplier pricing errors, outdated supplier information, stock changes, supplier system errors, or changes made by supplier partners.
Supplier offers, prices, discounts, products, services, finance offers, stock, delivery options, credit terms, account access and availability may be changed, withdrawn, paused, replaced or refused by the relevant supplier or partner at any time.
PDBC is not responsible if a supplier or partner refuses to supply a member, refuses to open a credit account, changes or withdraws an offer, delays delivery, supplies faulty goods, provides incorrect goods, refuses a return, rejects a warranty claim, or provides poor customer service.
Any complaints, disputes, returns, warranties, delivery issues, product faults, service issues or order related issues must be dealt with directly between the member and the relevant supplier or partner. Members may notify PDBC of supplier issues, but PDBC is not responsible for resolving supplier disputes.
17. Liability
To the fullest extent permitted by law, PDBC shall not be liable for loss of profit, loss of revenue, loss of business, loss of rent, loss of opportunity, project delays, increased build costs, finance costs, business interruption, indirect loss, consequential loss, or any loss arising from a supplier’s act, omission, delay, refusal, error or failure.
Subject to the paragraph below, PDBC’s total liability to a member for any claim arising from or relating to membership, the website, the member area, or these Terms shall be limited to the membership fee paid by that member to PDBC during the relevant membership period.
Nothing in these Terms excludes or limits any liability that cannot lawfully be excluded or limited, including liability for death or personal injury caused by negligence, fraud, fraudulent misrepresentation, or any statutory rights that cannot legally be excluded.
18. Complaints and disputes
If a member has a complaint, they should contact PDBC by emailing info@pdbc.uk with details of the complaint, their full name, membership number and any relevant supporting information.
PDBC will aim to respond to complaints within 5 working days.
If a complaint cannot be resolved at first response stage, PDBC may escalate the matter internally for further review.
Members agree to contact PDBC first and give PDBC a reasonable opportunity to investigate and resolve any issue before making a chargeback, formal claim, or taking further action.
These Terms are governed by the laws of England and Wales.
Any disputes arising from or relating to these Terms, PDBC membership, or use of the PDBC website or member area shall be subject to the jurisdiction of the courts of England and Wales.
